| Current zoning for the land at Kenny Ranch suggests large, similarly-sized, estate homes on large parcels of land. This type of development runs contrary to Smart Growth and fails to address Nevada County's desperate need for lower cost, affordable homes for working families. As is explained in "Housing Needs of Nevada County", published in September, 2000, Nevada County and Grass Valley have a significant shortage of housing suited to the needs of its residents. For affordable housing, such as inexpensive, single-family homes, apartments, and single- family rentals, the demand is very high, and the current housing supply is insufficient. The Village at Kenny Ranch is designed to correct that. |

| Kenny Ranch provides a solution to the Affordable Housing crunch. In addition to working with Habitat to Humanity to create inexpensive housing that meets the needs of Nevada County residents, we have designed Kenny Ranch such that the vast majority of housing is of the type needed most. Of the roughly 360 housing units provided by Kenny Ranch, 280 are condominiums, apartments, single-family housing, workforce housing, live/work spaces, and 2nd floor/above-commercial apartments. All housing is mixed conveniently with walking paths, open space, and parks, as well as shopping, commercial plazas, and business space: living and working, together.
